Our cottages and apartment homes are only available for lease and are not for sale. 

1. Apply: Apply online for everyone 18 or older who will live in the apartment. (Application fees are non-refundable.)
2. Screening: We’ll review your application using a third-party screening service. This process includes a review of your income, rental history, credit history, and criminal background, as well as verification of your government-issued photo ID and income documentation.
3. Result:

• Approved: Move forward with no deposit required.
• Approved with Conditions: You’ll need to provide a qualifying guarantor or enroll in our Guarantor Waiver Program.
• Denied: Unfortunately, we will be unable to approve the application.

4. Sign Lease: Once approved, review and sign your lease documents electronically.
5. Move In: Pay your first month’s rent and any required fees, pick up your keys, and move in!

An apartment may be held for a maximum of 14 days from when it becomes available.

We require $300,000 personal liability insurance.

Applicants who do not fully meet our income requirements may still be approved, subject to conditions. In these cases, they must either:

• Provide a qualifying guarantor (for income purposes only), or
• Enroll in our Guarantor Waiver Program for a minimal monthly fee.

No. Guarantors are only permitted to assist with income qualification and cannot be used to address credit concerns.
